Zakat on equity in property on rent
Question
I have recently purchased a unit property outright with my parents. I put forward 1/3 of the value. To avoid conventional banks and interest, my parents put down 2/3 of the whole amount, in time my plan is to pay them back. I am not living in it currently, nor do I receive rental income. However, my plans are to one day, Inshā Allah, own the property by paying back my parents the amount they paid. Is Zakat payable on the 1/3 of the money I put forward?

Answer
Zakat is not payable on the property or the money used to purchase it, as long as the intention when purchasing was not to sell the property. Therefore, Zakat is not payable on your share in the property.
قال محمد في الأصل (٢/٩٥): قلت: أرأيت الرجل التاجر له ألف درهم، وعليه ألف درهم، وله دار وخادم ولا يطلب بهما التجارة، وداره تساوي عشرة آلاف أو أكثر، أيزكي ما عنده؟ قال: لا. قلت: ولم وعنده وفاء لدينه وفضل؟ قال: لأن الدار والخادم ليسا للتجارة. وقال (٢/٩٨): قلت: أرأيت إن كان اشتراه لغير التجارة أو اشتراه لشيء مما وصفت لك من التجمل، ثم بدا له بعد أشهر أن يجعله للتجارة، فوجبت الزكاة في ماله وقد جعله للتجارة، أيزكيه مع ماله؟ قال: لا يزكيه مع ماله، لأنه على ما جعله عليه، فلا يكون للتجارة حتى يبيعه، انتهى۔
